How to use this calculator

  1. Enter the loan amount — usually the property price minus your equity or down payment.
  2. Choose a term. Longer terms lower the monthly payment but increase total interest.
  3. Pick a repricing period. The rate is fixed for that period, then repriced.
  4. Press Calculate to see monthly amortization, total interest over the full term at the chosen rate, and the gross income needed.

Amortization formula

M = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)
P = loan amount, r = annual rate ÷ 12, n = years × 12

Pag-IBIG's actual amortization also includes mortgage redemption insurance (MRI) and fire insurance, typically adding a few hundred pesos per month, so your official figure will be slightly higher.

Tips to lower your monthly amortization

Put down a bigger equity so you borrow less; even ₱200,000 less on a 30-year loan at 7.75% cuts about ₱1,430 from each monthly payment. Choose the repricing period carefully: a 1- or 3-year fixed rate looks cheaper at first, but your payment can rise when the loan is repriced, while a 10- to 30-year fixed rate gives predictable budgeting. Adding a co-borrower such as a spouse can help you meet the 35% capacity-to-pay rule. Finally, keep paying your monthly Pag-IBIG savings and avoid missed amortizations, because penalties of 1/20 of 1% per day of delay add up quickly.

FAQ

How much can I borrow from Pag-IBIG for a housing loan?+

Since May 2026 the maximum Pag-IBIG housing loan is ₱10,000,000 per borrower (raised from ₱6,000,000), subject to credit evaluation, your capacity to pay, the appraised value of the property, and your age at maturity.

What is the longest loan term?+

Up to 30 years, provided the borrower is not older than 70 years old at the end of the loan term.

How much salary do I need to qualify?+

Pag-IBIG generally requires that your monthly amortization not exceed about 35% of your gross monthly income (capacity to pay). This calculator shows the minimum gross monthly income implied by that rule.

What does the repricing period mean?+

It is how long the interest rate stays fixed. After the period ends, Pag-IBIG reprices the loan to its prevailing rate. A shorter fixing period has a lower starting rate but more future rate risk.

Who qualifies for the 3% Affordable Housing Program rate?+

Under the Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) program, qualified buyers of socialized housing units (currently up to ₱950,000 for house-and-lot and ₱1.8 million for condominium units) get a subsidized 3% annual rate. Low-income members may also qualify under the Affordable Housing Program. Confirm current eligibility with Pag-IBIG Fund.
